BUT now i feel like i stumbled into a great oppurtunity. about a year ago my father sold his auto repair business and building to Wynn resorts as they built a Casino across the street. i convinved him to 1031 exchange his way into some properties (4 small multi's, almost $4mil worth) and i now help manage them. he is rather fed up with one of the the houses which is a "C" building at best. and wants to sell it to a developer.OK now the good stuff. he bought this home for 800k roughly, its about 8,000 sq/ft lot with a 2700sq/ft 3 family home on it, the house makes money but it is too problematic. he spoke to an agent who said if he gets plans and approval they'll get him 1.5mil, this seems a bit high to me but i can imagine its possible. i was going to shop the property around to developers for him until i thought, wait i've heard of syndicating deals on the podcast... why cant i do this?

1) it doesn’t matter when you technically close, it matters when they actually get paid. 2) You probably autopaid it or signed up for auto draft on the 1st previously as it didn’t NEED to paid until the 15th. 3) In the end it won’t matter.

Overall, my annualized returns are in the 9-10% range, which is pretty decent considering the level of work I have to do is I set up an auto-draft one time to fund my brokerage account with monthly contributions.

So my concern now is A) Raising the rent so much on the tenants, about 35% more than what their current rent is (supported by Rentometer and calling surrounding buildings for rental rates), B) collecting additional deposit money to establish an industry standard, 1 month equivalent, and C) for the tenants who have pets, collect deposits and fees for them.Since I am set to take possession later this month (November), my strategy was to give them plenty of notice of three lease options that will go into effect Jan 1st. 1) Continue MTM but rent would be raised from current to an amount $X. 2) Sign a 1 year lease and rent would be $X-$50. 3) Sign a 1 year lease with auto-pay and rent would be $X-$75.

Is there any software out there that will calendar lease renewals & rental increases including calculate CPI or whatever the increase is based on, and auto generate notices?
