You'll want to know what the market rents are, all your expenses, and where your demand is coming from; but cap rates at properties that small typically can be tough to compare and buyers at those price points typically don't put much weight on that metric from what I've seen. 

The DP3 covers more scenarios (water, weight of ice/sleet/snow, falling objects, in addition to all that DP1 covers) compared to the DP1 (fire, lightning, wind, hail, vandalism).  

It definitely is an asset to have though so you'll have to weight the pros and cons of the financial aspect once you get to that bridge I suppose.
