My attorney was a little suspect at why they would be willing to do this, and said I may have issues on my resale if not at the same title company, or by any future seller after me- but that my liability would be limited to the increase in value above the amount of my policy.

Charles Kennedy Yes the $250k is an estimate but I went low with it to help mediate risk in the future.

It'd be pretty simple to convert back to 2 units in the future, if desired.

I'm only asking because there may be something I'm overlooking that could be a lesson for me in the future.

Ok my friend asked me about his idea  - to set up a business to offer landlords upfront payments for their future rent checks at a discount for example rent for year 12,000 - he would offer 10k.

My financing will be 1300/month amortized over 20 yrs at 5.85 percent interst and the renter/future buyer will pay me 1800/month 17 yr amortization schedule at 6 percent.  

The seller has been saying that he has realized how out-of-touch he is with housing prices today, and that future asking prices will be more in line with the market.I think Alpha and Bravo were steals.
