@Bryan Otteson- by the way i am not a 'wholesaler' per se. bigger pockets labeled me as such. i tried to changed and could not. i have to request a change and go thru a few a steps to get it changes and i haven't done it yet.

Heck, when I lived in Stockton seasonally and had a house there, the neighbors commuted to Oakland and San Fran (not recommending any markets per se but there may be some closer to consider taking a look at)...best of luck

In NJ, properties NOT in an LLC can have evictions done "pro se" ("by you, not an attorney, thereby saving you about $400 here in Southern New Jersey" ".Over the past twelve years of doing this, we have our go-to contractors, and keep it updated after old ones no longer give us great service & pricing.

So, when someone shows you 12-14-15% cap, dig into their number, look at the vacancies for last couple years, check out water, gas, electric bills, landscaping and parking lot fixes.Don’t forget that right now Market is pretty high and there is no vacancies per se: I’m signing a lease before my tenant moves out.

Thanks, David.There's one benefit I can think of--with active business income, one can contribute into solo 401K, that amount can be deducted from business earning, so generating less net profit, hence less taxable income.Or turn this solo 401K into Roth 401K, so all profit generating afterwards are tax free.Maybe at some point, the advantage can exceed the SE taxes.Is there a way to structure it to give us the flexibility?
