you  could have it inspected by somebody with state license.. to sure there are no hidden problems. it would be worth the couple hundred dollars to know from an unbias source. and IF by chance the person selling it doesnt agree to let you- then let that be a red flag.

My quick math shows you at least ($150)/month in the red after you move out and that's assuming taxes and insurance are included in your mortgage payment.If you only make $30k/year, you simply can't afford a $300-400k property.
