(It's happened)It's actually a misdemeanor to pass off "false documentation" for a therapy animal now, so not only is it permissable to ask for it, the prospective tenant can get in legal trouble for giving false documentation.

If the same owner is owner or record or last seller of more than 3 of my comps I won't buy the house without mitigating the concern with a substancial concession... its frigging too easy to munipulate value falsely when the same person is sell in.

HV can sell themselves on what they have to offer as a franchise, I have no issue with that, just don't make false claims you can't possibly have the data to back up.Can you show me proof that no HV franchisee has ever gone belly up and regretted their 50k investment?
