That will be a total game changer for you when you know what you can look for and afford.And@Shawn Q. suggesting you live with family or friends while you look for a place to owner occupy is a great way to save money for that down payment. 

I just don't think that's how the game is played- it comes off as a little greedy.

Yeah, you could call and get a customer service rep and explain what you want and all but you're just gonna get the run around and will waste your time trying to get to the decision maker.

This typically involves a custom IRA owned LLC or 401k trust where you can operate out of a bank of your choosing and have signing authority for the plan. 

The one below (not mine) has been pimped with accessory sliding tracks, and you can see a router under the right table, which comes all set up for a router.I use a TS all the time in renovation, ripping boards and moldings to custom sizes trying to match existing woodwork or reframing doors etc.

If you have any late payments, nicely ask them that in the spirit of being a customer see if they can help you out and remove them.

Escrow officer prepares DT or mortgage..when I had my Hard money shop my doc prep folks prepared the note .. title and escrow the DT or mortgage.and Escrow  can prep note as well.. assignment of rents is buried in the DT or Mortgage.. these are standard docs out our way and not custom made..
