Heres what i found so far Airdna.co to research the market and profitabilityResearch the competition in the area and see how you can niche your property (super family oriented, man cave, she shed, luxury, for entertaining, etc)Contact other local airbnb hosts to network and make contacts for service providers and get tips Look for at least a 3x return (try to get at least 3xs the mortgage payment monthly )Any other tips you have to add or thoughts on this??

Class B - No carpet, luxury vinyl plank, stainless appliances, paint agreeable gray w/ white ceilings, if current countertops are in bad shape, I replace with quartz, if cabinets are rough, I paint white, if bathroom mirrors have no frame, I miter cut door trim and attached with calk, ceiling fans in all BRs, W/D hookups, add deck if possible & cost effective, if flower beds around house, cover with pine needles, last contractor in is professional cleaner.

So what it lacks in amenities it makes up in the fact maintenance is only $.85/sq ft whereas the oceanfront luxury buildings all around are $2/sq ft in maintenance.

A better view may be Family Neighborhood, Family Suburb, Entertainment Area, Luxury Suburb, Miami Beach & Luxury Miami Beach, Arts District, and in-between all those areas are the Hood.South Florida is a Tri County area consisting of Miami-Dade, Broward, and West Palm Beach county.
