A lawyer insisting the business is owned by an LLC and there's a corporate veil the judge can't pierce walks into the classic storefront-shop district magisterial office...Jesus, it already sounds like a punch line is coming.The judge looks at him, sniffs, and asks the tenant who her landlord is.

If I could charge for preapproval based on if they are working with a rando on zillow v someone I know, I would do so, since there are REALLY good odds that I'm otherwise just working for free when the buyer insists on working with a rando realtor (on average, a randomly selected realtor will be... average... which does not cut it in this market).Interestingly, and hilariously, I read an article that NAR has achieved a new record number of members... right when it's the worst time in all of American history to become a Realtor.
