Also dont like the overhead of paying for two softwares with all the extra work.Any one else out there that has this same problem?

Usual structure they recommend is the LLC and LP structure with a C Corp or LLC as the GP and myself as the LP to avoid double taxation.

I am on several mailing listings for note deals but lately, they are usually 2nd position or high LTV so I am not interested.

If everything but the intake checked out, I'd ask them (or your handyman on the other little jobs) if you can give them an extra $50-100 bucks to make a cheap, screw-in plate of some sort for the filter.

Most hotel rooms are designed to appeal to the most people which means they are usually quite bland.

However, that increased selling price is essentially due to taking on an extra $200k in mortgage.  

Usually a day with the windows open and its hard to smell it anymore.

BTW FurnishFinder comps I've found tend to be on the lower price point (and less desirable décor usually).
