The third is tenant quality, no doubt there is some riff raff in Ogden, you have to screen thoroughly.I like it because 1) the enormous amounts of money the city has put into it to turn it around, 2) some of the big players around here have planted some flagship investments with retail, food, entertainment, new apartments and townhouses, and 3) there are a lot of blue collar people which means renters.I've run across a few deals near Weber State, not often, but they're usually expensive.  

I'm entertaining all suggestions at this point, but obviously I would prefer to pay less than 10% of monthly rent as a fee.Thanks in advance for your help.

Lastly, if Section 8 is your business model, I'd suggest reading the books The Section 8 Bible (Volumes 1 & 2) because they're entertaining and actually give some good advice for Section 8 landlords.

I got some spectacularly bad, world class lousy legal advice from his partner that caused me to rewrite several notes.I understand Mark is or was an instructor for Nouveau Riche and he gave a very funny and entertaining presentation at The Invest Club for Women a few months ago.

Orange County boasts some of the worlds highest valued real estate in the world, some of the largest and most successful companies, world class universities and research facilities, some of the best medical care in the world, famous amusement parks, every type of entertainment and cultural venue you can imagine, all types of sporting events, etc., and draws tourists from around the world, all year round!

However - if your plan was to "fix and flip" it, meaning you buy it for cheap, fix it up, and then re-sell it to a person who can actually come with a bank loan - then yes, that's the only time I'd entertain a SUB2 - IF I had another exit strategy (like I had the cash to pay it off, or I could get a bank loan to pay off the loan.)

There is no charge or entertainment.

If I were to spend my day trying to push people around eventually word would spread and selling agents would strongly discourage their sellers from entertaining my offers.
