To Look Into- Berkeley- East Oakland (above the hills; Montclair, Upper/Lower Dimond, etc.)I generally see a tradeoff between sticker price (from amenities, bars/restaurants, general vibe), cash flow opportunity, potential appreciation (due to gentrification), safety, etc.For those who are familiar with the Oakland area, what other considerations should I be looking at when house hacking my first deal?

Good morning I recently purchased my first investment property and currently looking for a tenant I talked with a couple of investers who told me that they were scammed by people who passed background and credit checks using fake identities I am wondering if anyone has encountered this and is there anything in place to protect against this action that seems to be on the rise

I preferred the ones where investors talked about their actual experience, problems they encountered and how they over came them.

Encourage them to promptly report any issues they encounter and provide feedback on the property's condition.

Because it takes repetition for people to remember things and you have to be top-of-mind when they encounter a potential client for you!
