Maybe the seller had somebody walk through and advise them to dump the property cheap before opening up Pandora's box.Given only what I have had to guess from the OP, my advice would be to test the water by having a knowledgeable contractor give informed advice, then decide what to do next BEFORE spending another dime on marketing the property or designing any re-purpose.  

Meanwhile, for all the cancellations that were insured - guests that purchased the insurance pushed by Airbnb - Airbnb simply pocketed all of the premiums, not giving a dime to the hosts!

The contract was for 1yr and it was prepaid up front, but it states that after the year it goes month to month.My take on this is that if she didn't pay a dime after the year passed and converted to the month to month, then that means that she didn't renew the contract and is off the hook.

To me this is stepping over dollars to pick up dimes.

A good accountant will get you every dime you deserve and leave nothing on the table...all legally of course. 

They will be more reasonable if there is communication and you're being honest.You're not making a dime sitting there posting, go to work!
