It will take some time to get it all setup but it is worth it.They do a ton of advertising and cater to a slightly different demo than AirBNB.We get about 1/3 of our bookings from VRBO.

I was here working on the place, building railings, doing demo in the basement, etc., about a month before closing, and even helped the seller deliver an eviction notice to the tenant in Unit 3 - the worst unit, and the one I would occupy.

In order to not lose my tenants I signed with a contractor for $3200 to DEMO the basement to make my property back to liveable condition ASAP.For those independant contractors out there.

We are currently demoing the home and I will need two bathrooms, a kitchen, a staircase and the complete basement drywalled and the whole house painted on the inside.

Taking the time to sort through it all looking for stuff to sell, vs. it slowing down you beginning demo is a personal choice.I went through this on my last flip, but surprise surprise, my realtors boss (who put the house in bankruptcy for the owners to save their other house) called me and said they wanted their stuff back!  

The owner was also informed that soon the municipality would just remove the building, adding the demo costs to the liens!

I personally do not pay for the foreclosure data options, I just use the general data service, but I have seen the demos of the foreclosure data and it should give you a lot of information on the property.  

Flipping cars, Selling car parts, Teaching Brazilian Jiu-Jitsu, Selling Avocados, Mechanics side jobs, demo side jobs, on top of my 9 to 5, and renting out a studio in my property. 

Best rule of thumb: keep your blinds down and move the demo trash and such by night!
