Expenses include cleaners, utilities, repairs and property management.

It obviously depends on the location, rules in that area, the quality of the management company, how much marketing you do, how good your cleaners make the place look so renters tell their friends good things and they come back, etc. 

The cleaner the better.

A simple option contract should be legal in every state (double check with a lawyer of course) and because it's an option you aren't obligated to close, so you don't need any escape clauses.That results in a much cleaner contract.

For a first timer, there is definitely a lot more work on the front end setting up online listings, hiring cleaners, getting handymen lined up but after that we’ve found that day to day management is only a few minutes at a time.On the flip side to that, we have family members that use PF/G property management, pay 20% off the top and do nothing but collect the checks and love it.

My cleaner has used this the last 14 months and it is great.

We ended up switching cleaners from one who provides this stuff to one who doesn't.  

It's also nice as my cleaners and any handy-people that need to enter can use as well.
