I'll mention that my realtor averages 60 sales/yr over the past 3 years so I can bounce all my ideas/MLS listings through her. 

And girlfriend that ain't gonna happen working for an hourly wage in today's world - so I bounced out of the employment thing and into REI (that day came naturally so to speak).

In CA it's a complete maze so be prepared to spend a lot of time getting bounced around.Take it one step at a time, and expect everything to take twice as long and twice as much money as quoted, and you'll be ok.

I would spend a fair amount of time bouncing back and forth between these sites but the deal dog app actually does all that for me so I just have to scroll through a 1 simple list.

I think it wise to look at the risk and the "what if" scenarios and then you just need to look at how well Houston did after 2008, and how quickly we bounced back here.
