The reason for question is maybe there's another way besides an LLC I know I'm in the same boat I invest on the east coast and do the same because of where I live.

If you do move forward and get a deal going, you will want to really educate yourself and do a good job at due diligence to make sure you're not buying a boat anchor or a potential liability.
