Pick nice colors for the pillows, rugs, bedspreads, decor items and art work so that the room is not boring.   

Proximity to the mountains, 300 days of sun, great beer, legal weed, arts, culture, bars, restaurants, parks ...

Goals:I would like to get my first rental by the end of the year ( probably a 2-4 unit primary residence where I can rent out the other units).Long term I would like to work on rehabs for flipping and eventually long term rentals to round out my early retirement portfolio.Hobbies:I love running, martial arts, and almost anything outdoors.

Go out and talk to sellers there is an art to it that takes a lifetime to learn.

There is an art and science to this. 

Watching my house be built was an art as they had all the subs doing what they needed building batches of 5-6 houses like a well oiled machine.

That said though, it is a vehicle for me to pursue my life passions of primitive skills, permaculture, health & wellness and mixed martial arts.
