Even if the applicant had the cash for the deposit, unemployed or underemployed applicants won't have sufficient funds for their portion of rent or for utilities.As long as you are applying your 3x rent/income requirement to all applicants, there must be a way to translate it to S8 recipients.

Also it sounds like it is a little bit more complex to get 5+ loans anyways, and also more small properties translate to more management / rental issues and generally more effort from my side.So I am basically leaning towards option 1.
