Looking at all the options on Zillow Rentals it seems like there's a lot of places falling apart and landlords want their tenants to pay for everything (no washer/dryer included, lawn care not included, first $100 of any maintenance requests, etc).

Yet because my house is in a close radius to the beach (only 2.5 miles as the crow flies--the 7 miles is what it takes to a drive out, around, then over the bridge), it seems like PriceLabs is using on-the-beach or walk-to-the-beach properties as comparables, and this may be leading to dynamic prices that are too high.I am not sure exactly how to fix this.

Plano is probably a better place to live vs buying rentals.This is where all the corporate relocations used to go about 25 years ago or more.Now most of those seem to move to Frisco and Proper.About five months ago I looked and in Frisco, Plano, McKinney, there were over 1000 homes for rent.

@Samuel Abebe$8k for a cosmetic rehab seems very low for a 1400 sf house if you're doing cosmetic stuff such as "carpet, paint, appliances, new fixtures and landscaping".
