I plan to manage using a landlord app (currently looking at RentRedi) to help with listing, tenant screening, rent collection, maintenance requests, etc.  

If I can, I ask not to use that company and they will accommodate my request most of the time and find someone more reputable ..  

Do you have tenants email maintenance requests or ways you prefer to manage those things?

The second part of this is, for the $ we are shelling out, I need more focus on my business (I dont think this is an unreasonable request) Should I just have an honest conversation with my agent and tell her that I don't think she is focused enough on areas that we need?

Fortunately they had the 20 percent down as requested, and the terms we worked out were 9.5% (a little below market rate) for 20 years with no early payoff penalty!

Then at the end of the day Friday I was told that the mortgage company had requested my insurance company to inspect the property and that it could not close without this.

We are living in the main front house and renting out the ADU to a tenant.My question is, other than having landlord insurance on the ADU, a solid lease agreement, and a 3rd party management company as intermediary to help manage repair needs/requests (my partner and I both work full time jobs) and showings when the unit is vacant, is there any legal entity protection or other avenue that will protect us further in case of a tenant lawsuit?
