I went with listing price, padded taxes and ins, nothing down(per podcast and blogs), added various cost for maintenance, grounds keeping, etc.

@Danny Carter I have a high minimum job size, around 25k, an addition of 400+ sf or foundation repair is good for me, if you only need kitchen and bath remodel, we are not a good fit, there are a lot of micky mouse companies out there that could present a good product (yeah, I used present, not quality), that should be good enough to last a couple of months after closing. 

Zillow had a nice landing pad so that's where folks have ended up.

does the analysis change for the cement RV pad if I plan to do my own yard care and it would cut down on time and money for watering and have the side benefit of better "curb appeal"?
