I would price 2 of the rents as including lawn-care and offer the discounted 3rd rent to the one tenant who will be responsible for taking care of the lawn.

You need to be careful, though, since even with a quit claim deed from the owner, you may still be subject to the redemption rights of lienholders and creditors.  

I don't have a property manager on them since I have 10% down, they take care of the place as though it's their own.
