One common theme that all education on wholeselling is that you have to find a "motivated seller", someone who is desperate to sell, the more desperate the better, because desperate people are emotional and emotional people make bad decisions.

Lest we forget, it was the 'really smart guys who we should blindly trust because they work for banks' who got the ball rolling down the path to financial destruction, realized in 2007, not Cleetus the Slack-Jawed Wholesaler.Sure, it's honorable to come to the defense of the desperate seller who gets taken for a ride by an ill-prepared 'wholesaler' who, for whatever reason, can't close.

If you are desperate to rent the property (I do not know how long you can afford to hold it) then go for the single divorce guy, if possible use a  very clear and well written 6 month lease.

It really depends on the real estate market and the appraiser has a big influence on determining value as well - typically sellers and their agents will have a pretty good understanding of the market and what they should list their home at - in some markets today where people are seeing price cuts may have their purchase prices less than what it would appraise for if they are desperate to sell.
