Hey BP Community - I am new to note investing and I'm looking to start sourcing Asset Managers and Hedge Fund Managers in order to start getting tapes on available notes to purchase. 

my rent collecting stories end when I tape a notice to pay or quit on the day after the rent is due. 

Appraisers will tape the house, they don't go by what the assessor say.

Garage doors are rough, asphalt, fencing etc. needs work but the grounds are neat and well kept and it's a has decent curb appeal.

I believe Josh is working on releasing the audio tapes of the sessions.

So if you have a commitment to do SOME real estate-related work in Texas, AND the “perks” of a license will cut through some tape or expedite things for you, go right ahead!

Also make sure the water pipe(s) under the house have insulation and maybe electric heat tape on them.The one that was on fire happened because the owner had installed air conditioning. 

The red tape isn't as burdensome as I hear it is in other places.

I've seen various NNN or modified Net leases where the tenant does not complete simple preventative maintenance on items like HVAC units (which end up with major repairs or need replacement) or parking lot repairs (asphalt and concrete are very expensive to replace).While considering NNN leasing be sure that you or your representative visit the property periodically and following up with the tenant to be sure repairs/maintenance are actually happening.
