Sometimes the sellers on smaller properties in commercial keep crappy records and sometimes they are hiding things on purpose and hoping someone gets so deep in with costs they feel they can't back out and must close.If seller forces to purchase and sale we put due diligence doesn't start until ALL DOCUMENTS have been received that are listed as required to be provided for by the seller.
