While I am not a real estate agent, though I do play one on tv, unless you had a exclusive-right-to-sell listing, you are not obligated to pay him anything, and if some stranger comes up to you wanting to buy it, you don't owe him anything.I believe this agent could be violating his licensing agreement expecting compensation?

Years ago another landlord told me he kept one of those stand up infrared room heaters around to keep a tenant happy until his furnace guy could get there to fix the problem if a furnace went out.Last night, while all fat dumb and happy watching tv, the call came at 8:30 from my 4plex that they had no heat.

In addition, the additional expenses that are created by fully furnishing the property; paying all the utilities; paying for a cleaning person; providing cable tv; etc could easily wipe out the increase in rent.

Either the $500,000+ he claimed to have put into the rehab was TV puffery or he seems likely to lose on this deal.A cursery look on Trulia.com at other proprties in the area would make one wonder how anyone would come up with 1.3 million as an ARV for this property.
