Those investors are better off buying deals found by others who are possibly utilizing  these marketing tools.  

I feel like there's a few numbers missing to truly estimate the buy & hold strategy here over the flip exit.

Investment Info:Single-family residence buy & hold investment.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Refinancing an investment is a good strategy to buy more homes and continue the snowball, but if you have a low fixed interest rate you would be crazy to refinance. 

But hey its money whether its a living is another matter For the future I am switching to the buy it off the market and put it on the MLS with a realtor method.
