For me and my wife by our selves we cannot afford our neighbors shed, together we are extremely happy with our lending power.

I sold a property last year that had one, they were getting about $185 a month, heavy commercial & industrial neighborhood, on a one way street, in a City just outside of Boston...try Clear Channel, or also try calling commercial brokers or appraisers that may be able to shed some light on it for you...just my opinion !

Also, in the sellers disclosure they noted that a building (storage shed) was built over the property line.

Through our research, we saw that rates for investors were 0.25 - 0.75% higher than rates for primary residences, which we expected to be around 4% with 0 points at this time.Hoping someone can shed some light if this is normal or what to expect? 

I was hoping that a wholesaler in CO would be willing to dedicate a phone call or a free lunch on me to share their experience specific to Colorado and shed some light on how to get started?

All my repairs and expenses came under the insurance deductable which was 5% of property value, and they don't cover the outside like sheds, fences, mail boxes that were tossed across the streets, landscape that were completely ruined by uprooted trees. 

That being said - if anyone does have a crystal ball and can shed some more insight I'd love to know!!

I'd like to live in the house and rent out the cottage; however currently the cottage is considered a "shed" by Baltimore county which I can only assume is for zoning purposes.

I understand your point that these costs have to be set aside or you will not last long in this business.The extra $25 was for rental of the shed in the  back yard.As far as 13% CoC you have to start somewhere.

I think I'm missing something and hoping someone more experienced can shed some light.
