I wanted to share a little bit about our moderation policies, in case there is some confusion.The BiggerPockets Forum was established so people can have a platform to communicate with one another about real estate topics.

two of my friends from college were the first 2 people from Hawaii who bought from Memphis Invest in the late 2000sI bought 5 units in the summer of 2012, and several of our friends and family have also purchasedchris and the clothier family are stand-up individuals and businessmenthis is another example of what they do for the communities they serveI am proud to say that I am part of the Memphis Invest Family, although just a small part I had the privilege of meeting jay Hinrichs when he was visiting Oahu a couple of months agoand he is exactly as he is on the forums, knowledgeable and experienced, and a great communicatorunfortunately, I have not gotten to meet the other organizers, but I hope to at some pointit is acts like the formation of this charity that truly show the strength and value of online communitiesback in the day, I was moderator of a model-specific car forum, where the motto was "it's the people!"

I wish I lived in moderate climated and done that. 

I also learned how quickly I am able to effect a rehab on my properties; one month for a moderate rehab (kitchen gut, new flooring, paint, bathroom updates and other minor odds and ends)

I can only speak of CT where one big name company after another and high net-worth or even moderate net worth individuals are fleeing to cheaper places.

If not, go out to Kansas and take Bill's moderate deals that he doesn't have time for! 

Ideally, the property would have a small yard for our dog and be within a 45-minute commute to the base.LIKELY: To purchase an initially low/no cashflow two to four unit property with moderately difficult rehab opportunities, a small yard, with a longer commute time.First, is there something I should be aware of or may have missed?
