Just keep landlording private unless the other person is also interested in real estate.I shake my head when I see Landlords driving expensive cars while visiting their properties or flaunting their luxury car collection on their social media.

Technically,  it's 'luxury househacking'.

If your location is more of a "luxury" higher class area, I would go all out with the updated home and concierge options.

I invested in the main building for the main purpose to turn this into a Walleye Lodge.

When renters want the luxury of having a pet make them pay for it.

One investor I know has a Benz with a trailer hitch, owns properties in half dozen locations and doesn't have a truck, even though doing rehabs.I would drive to tenant properties in a high priced luxury car, but that's just me.

There's a smaller sub-market for luxury rentals in my area, and the net income is even higher.
