You "got away" with it (so far) because of your income's ability to ride out the storm, but I do sense that you believe you will still be able to ride out any future storm too, even after buying (at a TOP price, in a heated market) your next "big house, with the wrap around porch"!

This does not over ride your lease, it's just a notice from the payment system. 

The rent usually  would be abated for the time the tenant could not occupy the home, and typically if they have given written notice for the repairs and the landlord did not make the repairs in a timely fashion, then the tenant should put rent with the court registry.

UVU is clearly riding an upward trend, and the future development plans will only make that area more valuable over the next couple decades.
