@Monica C.I've invested in a little more than 10 separate syndications with about as many different leads.The one thing I appreciate the most is those asset manager who are willing to send out monthly charts of actual vs pro-forma income and expenses.That's not to say that they are always within budget, because they usually aren't, but they at least show a level of honesty and accountability as well as showing progress.I'm invested in some deals that publish very few KPIs if any at all.

Plus, @Chris Seveney mentioned that a lender might take issue with the transfer, which is usually their right (see the bajillion posts on "due on sale" on here).

In my mind those usually take more work to get into a rentable condition, but maybe I'm totally wrong on that.

Seller financing and ITIN lending seems to be the norm in this area due to buyers in lacking the ability to use traditional financing (usually because they don’t have social numbers).My question does anyone have any guidance around structuring a seller financing deal for a home that was recently rehabbed using a hard money lender?

Usually an appraiser will ask what the property purchase and sale amount is, then they will find 3 properties as "comps" and if the comps are way different than the sales/refinance price it will stop the deal.

Now I'm back to this vacant property in Canton and although I still think it would make a great MTR I rather focus on acquiring another property and putting my capital there.I'm currently weighing all my cashflow options for this Canton property and trying to find the best balance of additional funds and maximum cashflow.Here are the options I can think of:*Let PM take over and just LTR it (no extra capital, minimal time managing, minimal cashflow)*Find someone to manage the MTR (extra capital needed for furnishings, then either rent whole house or rent by the room, better cashflow)*Rental arbitrage (no extra capital, better cashflow than LTR?)
