It does however figure appliances, cabinetry, countertops, new walls, new electrical wiring, new plumbing, all new flooring and sales tax among other things. 

That included materials, painting, and labor for trim and interior doors, plumbing rough in materials and labor to make a half bath into full bath, drywalling and finishing the other bath with some small plumbing updates, installing laminate floor, retexturing and painting ceiling, installing kitchen cabinets/countertop/sink, and some other small things.Me and my hourly labor friend did all the full house wall painting, demo, lighting install, faucets, door handles, landscaping, changing out all plugs and switches to white color, tile and backsplash, and a long list of other small things.

I don't have a realtor to recommend, but I did identify a turnkey operator (who is a realtor) that does really top notch rehabs (granite counter tops, high grade flooring, tile surrounds in bathrooms, etc) and provides the whole team from acquisitions to property management.

Like 200 tampons or feminine wipes in the main line, or baby's rubber duck in the gooseneck, or a burned countertop in the shape of a frying pan or cigarette.....

I can leave old cabinets and just replace the countertops.

I think I would've gone with a lighter color on the countertops but looks great.

I like Topco for counter tops.  

If you break out cabinets, countertops, kitchen floor etc, you can get paid for completing smaller pieces of work.

It's not the new hard wood floods, marble counter tops, pool and Gazebo, That the only thing they don't make anymore, it's where the true value of real estate can be found, and why would any professional Realtor not tell their clients that a current land survey certified to them ( not some other dude ) and dated within the circumstances of their purchase is the only assurance that they have title to what they have agreed to buy.  

Would you replace these cabinets and counter tops, or try to repair and repaint?
