If the university is booming and land locked such that they are looking at buying adjacent property and knocking down buildings for their own expansion you might want to think about limiting improvements, being satisfied with slightly lower rents, but then looking to sell out blocks of property to the university.

Let's break it down under $600k (88 sales) 20 properties in Buckhead/Sandy Springs sold in 7 days or less. 10 sold in 8-14 days11 sold in 15-30 days18 sold in 30-60 days11 sold in 61-90 days19 sold over 90 days....let's look at those for a minute.5 of the 19 were listed in 2 MLS areas, which means they weren't really in Buckhead, but located in an adjacent community.

There are other lots adjacent (on each side, also fronted by the main street) which have single family homes built on them.I'm interested in purchasing this lot because, number one, I don't want anyone building directly in back of my home.

The things that drive me away from lots of land are:No water taps (well permits can cost more than the land in some places)No sewer (smaller lots with adjacent wells can make putting in septic not possible)Not knowing more information about the lot, that may be the possible issue/concerns with potential buyers.
