@Jay Hinrichs my technique is buy properties that fit their criteria and resell them in as is condition, usually their just a little under retail.  

Please point out what screening techniques in this thread "...are 100% against the law..." and why they are illegal.

@Dmitriy Fomichenko I noticed that throughout this post you refer to this technique as a Solo 401k, does this strategy only apply to 401ks or can I use it with an IRA/ Roth IRA?

I plan on making this strategy work but I've already found that I won't be using all the techniques taught in this program, maybe a few.

I use to write notes on 3x5 cards of every creative technique I learned from all those seminars I attended, ideas from every real estate book I read and tapes I listened to.  

@Shannon Peace,I think you are referring to a technique that may bypass automatic reassessment for property taxes when selling the property.  

I'm sure I could make some kind of custom Google Maps later but wanted to see if there are any good ideas first.Any other tool/technique suggestions are appreciated as well!

Normally, they would say "what do you mean by that", which is a perfect opener for the various techniques I use (Subject, To, Wrap, Lease Option, etc) and that it didn't require fixing up the house or house "showings".

It is little money in and like any other investment, when done PROPERLY, ( you've got to know the actual technique not just think you know) it gives the returns you are asking about, safely and with great cash flow to boot.
