Upon signing a 3 month lease they mentioned the washer and dryer being theirs, so i removed the washer and dryer addendum from the lease.

But the info in the report seemed accurate and like it was hers.

Find properties that you can do a value add, like in unit washer & dryer, appliances, kitchen/cabs, find something that WILL add value.

Toilets can leak around the seal, showerpans leak, and washer drains have leaky joints, and water leaking from an upper floor can travel along pipes and drip down to the house sill or into the soil.Have someone flush toilets and run sinks while you are in the basement to listen for tell-tale drips.

I have a duplex that I am getting ready for rental.Each unit has its own laundry room, each laundry room has its own door, entrance lock, and inside is that unit's own washer, dryer, a utility sink, hot water heater and storage cabinets.Each room is about 66" by 60" and has an old fashion chain pulling light, just a bare bulb.I would like to switch these out but do not feel like doing the work of running a switch to the space by the door so I am thinking of a motion sensor light.But most motion sensor lights are outdoor security lights.
