That is why long term triple net leased buildings are valued greater than, and sell at lower Cap Rates than say, a building where the owner is paying for utilities, responsible for maintenance, etc even if both buildings generate the same NOI.

I usually triple check my bids so I don't bid on that type of property.There were 2,401 certificates sold that were 10% or higher in rates.When I filtered to only show the 0.25% winners, I did see almost all banks, funds or LLC names.
