Hi Andy.We have a spam filter for blog comments, but sometimes they sneak through.You can always copy the URL for the blog post and send it to [email protected] with a note that there is a spam comment.I just made a ticket for the developers to add a Report as Spam link to the blog so we can make this easier.

The 2% is needed because of big ticket items that needs repair/replace due to age of building.For a newer construction and in a B and above neighbor hood, it's very hard to get 2% (even 1% is harder these days)

If a big ticket item comes up you may have a loss for the year, think of capex more as self insurance it isn't spent every month like your mortgage payment.

3% for repairs seems low and you don't budget anything for CapX which is typically budgeted somewhere between 5-10% (usually 10%) depending on how new all your big ticket items are (roof/AC/etc.)
