I agree with @Jerry W. that the ship has probably sailed on the easy opportunities in that area.

Lack of mentor ship is a slight issue.

I know there are slip fees (if the slip isn't included in the purchase price) and I'd be shocked if there weren't some sort of HOA fee to pay for docks, walkways, garages, and depending on the marina utilities.On the positive side, you get waterfront property and a unique draw for tenants.

The file should be in tact and original copies of the collateral should be destine to be shipped to you upon purchase.

Phone calls to and from cruise ships are ridiculously expense.

Find a deal and bring it to the syndicator in exchange for mentor ship through the process.  

Dublin is a very tough place for young people to rent, but I've seen some great deals up there around the docks in D4!

Even though they are shipping containers getting them from one place to another maybe the largest cost in acquiring them.The shipping container properties I have seen also required a lot of regular preventative maintenance.

Living near a port city and seeing all the trucks moving containers from the ships to the distribution centers says those fun toy drones will NEVER replace high capacity trucking.If we come to the point that only managers(Chiefs) can afford homes, condos and rentals, then where will all the little Indians go and what will the Chiefs actually manage?
