I will include those neighborhoods in my search and will certainly be mindful of the market temperature...it makes me apprehensive to start at such a point in the market - would you advise against it?

More sunshine in Denver than CA, less congestion (although traffic here is getting worse as more people move here so I really shouldn't be telling you this) access to the mountains and outdoor activities if you like to live an active lifestyle, great place to raise kids, and compared to CA, cost of living is much better.The real estate market here is hot!

Great photos, great clean interior look, great outdoor area, all the bells & whistles to where when you interview 3-5 STR PMs all of them are kind of floored with it and want your business beyond the $ but view it was one of their more easier ones to manage.

General issue area that I've seen:- Gutters (usually clogged or loose)- Windows (won't open and close)- Door seals (worn out seals, you can see day light)- HVAC check regularly - Vent (dirty)- Under the sink (check for leaks)- Grout (in bathrooms, sometime need to regrout)- Caulk (worn out caulk)- Garbage disposal (rusted, leak or just not working)- Dyer vent (lint could be build up cause fire. the early sign is if clothes not drying properly)- Outdoor trims (usually wood rotten) see if it's need to be paint- bushes or tree too close to the house may need to be remove (roots issue, foundation crack, could be driveway crack too)- wood decking or steps (if you don't seal it, could rotting in faster rate)- smoke detector (old, need replace)- etc (BP member feel free to add)

Ideally I would (if I buy it) put in two gas meters but if that's not practical, is there a thermostat that is set at 70 deg but the tenant can turn it off or on but not adjust the temperature?
