@Trevor S FosterYes and no.As far as flipping, no different than a regular house on a concrete pad or footing blocks (wood frame and sheetrock).However, you're right that it might be hard to get financing.

@Ryland Taniguchi I can't tell you how many properteies I have bought off of MLS that had huge margins in them... especially In the Timber land I buy... listed by local realtor for 80k as a building lot and I take 300k in timber off of it then turn around and sell it for 100k because I put a road pad and got it perked.. all in 90 days....

If you're wholesaling to experienced investors, they will KNOW market values in the area and trying to pad the numbers will just make them distrust you.

I want it to look great, and yes I want them to pad the price so they can come down some if they need to to make the offer work.I want great deals for my buyers and investors, I may pre-view 30 homes to show them the best 6-8, or more if they need to see more.

You also have to add in the cost of padding and that pad more than likely has to be sound deadening for 2nd floor and up so you can't use the cheap white stuff.
