What all are common items included in closing costs on a wholesale transaction?

In March 2022, my dad passed away and I became administrator of his estate which included his home which was purchased in 2003 and had a 30 year mortgage balance of around $70K.

The Intermediary can then sell the note to any party, including the seller or a seller's family/friends. 

They can provide insights into whether locking in a new rate now could be advantageous or if other financial strategies could make holding the property more viable.Additionally, consider the overall financial picture, including your ability to cover the mortgage without the rental income covering all expenses.

Or, a charging order may be granted.If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).

I also like to "borrow" ideas and look at what amenities are most popular in that area so that I can include those amenities at my property.

Inspect the property to determine what is causing these problems and document what the tenant is doing to cause them.Your lease should include a statement that the tenant is responsible for ordinary pest control.

I am certainly afraid of the unknown, which would include those fees eating up the equity that I have built to date.

I will make sure I include it in all future literature.

It may not be a simple DTI calculation but rather including your liquidity and assets into account - which may be a little complicated.
