I'm pretty ethical regardless of my NAR membership.  

I am getting my texas real estate sales person license, looking for broker sponsorship.I have found couple of broker sponsorship online, such as champion, Texas home realty, they all have yearly membership and per transaction fee by tier.

Most of them include all kinds of forms and agreements as part of the reasonable membership fee.  

The REIA actually tries to meet monthly in Burlington, but the existing membership is about 12 people, of which 75% can't make the meetings.

Many credit unions have pretty loose membership criteria these days. 

I am a flipper in Colorado and do all of those things - but have never paid for anything except the annual membership for my REIN group and as a Pro member here...

Paying for the "Pro" membership in order to post ads seems like it would be a good investment for the access to active investors.

Just remember, this is a vacation and people like amenities such as pools, health club etc. if you decide on a single family home, there are resorts which will allow you and your guests to use their facilities for a membership fee.If you decide on a condo, please make sure that you review the association's financial records  and find out if there are any upcoming major expenditures.
