This could trigger the due on sale clause issues.If this is a friend of yours, you can't help unless he is willing to transfer an interest in title, there may not be any profit, tell him under the circumstances he needs to get a Realtor/PM.Not every house you find will be a deal, personal relationships don't set the stage to force a profitable situation, IMO, move on. :)

I don't use "lease with option terms" and "subject to existing financing terms" and "wraparound mortgage all-inclusive trust deed terms".The upfront agreement basically talks about what you are willing to do as a business person, and sets the stage for not coming back ever.

On those reports, I don't believe I have ever seen "invalid", and I have personally reviewed in excess of 5,000 reports.

Unless your local regulations specifically require some type of mold certification or license in residential (which I highly doubt), you will end up paying excessively for something you can do yourself.
