IRS audits you and ask for backup invoices for the expense.

It is not as easy easy to predict as sales price but there's no disputing what the net is after the deal is done. as-long as both parties can review the final closing statement, the contractor invoices and the financials there's not much room for argument.

Will Mortcare also generate a monthly statement/invoice automatically to either email or mail out?

I'm a true believer that if you want to secure your future owning a few rental properties is a dang good way to do it. 

What I did is sent an invoice to the Title company handling the closing.
