I think Boulder maxed out its capacity because of zoning and building controls.

We just need to review timelines, build variances, builder capacities, resale vs rental strategies, etc. 

There is a business park about 5 miles away from the land and rail park that is not yet to capacity, and the business park and rail park are owned by the same real estate investment company.

I wouldn't mind starting out managing my own properties, then expanding to managing other people's properties, and once I meet my capacity and feel as though I have built effective systems, bringing someone else on board to handle most of the responsibilities.

In your case, I recommend you go to college and get a degree in commercial real estate, while continuing working in real estate field in any capacity.

The big problem you may face when you drop out of school and get some random job at $15/hr is that salary or your income capacity may be capped.
