Also, I don't believe that Sacramento possesses certain advantages that NYC and San Francisco possess relative to its neighbors (commuting cost and time).This proposal would seem to be very good news for property owners area outside the city of Sacramento.

We're going to talk tonight but clearly he wants out of lease or to be reimbursed for "his 40 hrs of cleaning" or lost use or something, even though we had unit professionally cleaned prior to him taking possession of apt and he was in it 2 times before signing lease (which was the 3rd time). 

Shouldn't they have already HAD the 'wire funds' in their possession before they called me?  

If you don't pay on your commercial loan the lender has to take possession to get whole, rather than being made whole by a backstop. 

As stated in some of the posts above, you are already leaps and bounds ahead of most investors with the education that you already possess.
