It's in Western PA.  

I read somewhere that cosmetic rehab (paint, flooring, minor stuff, etc) should be around $15/sqft but I'm not sure if South Western Pennsylvania is the same when it comes to rehab costs!

Anyone have a recommendation for a property management company that services the Buffalo / Western New York area?

Hi Tammy Coughlin pretty much anywhere, but lately I have been looking at rural areas in southern and western Suffolk.

We are all part of the same investing group in the western GTA. 

I've gotten on the list for New Western in my area (similar business model to NetWorth).

However the only "good" deals I have seem to come up with are through New Western wholesale and they need to close usually within 7-14 days.
