It’s just south of Chesterfield Co, which my wife is familiar with, but Colonial Heights and Petersburg are unknown to us.

But, when someone is running numbers how they normally go about it. if property needs a rehab within 1-2 years, I would consider it capex, but even after that keep a cash account for unknown maintenance items. 

We're all gambling with respect to an unknown future. 

In my experience talking to couples at conferences, a lot of resistance comes from fear of the unknown.

(I’m not counting the higher taxes you’ll be paying on the increased cashflow to keep it simple.)At least you can give up control to an unknown person, that’s a big step for most real estate investors.

I experienced the feeling of unknown, and analysis paralysis all over again.

I’ve certainly learned a lot about people in your profession, Bob - way more than when I wrote the first post.By the way I researched the guy a little bit and found disciplinary action by Real Estate Commission for “Substantial and willful misrepresentation, misleading or untruthful advertising, improper fraudulent or dishonest dealing” leading to a civil penalty in the state of Tennessee plus a pending lawsuit for something else unknown.

As we go back to normal interest rates this will stall price increases.The big unknown in all of this is how much interest rates will rise.  

This will be my first experience on this side of the real estate coin…unknown territory 🤩.I love the challenge and learning new things and would ultimately love some guidance/advice from those who’ve done this before.Thank you in advance,-Casey
